Prado received an Award of Merit at the Pacific Coast Builder’s Conference Gold Nugget Awards in the Best Renovated or Restored Project category for 2130 Post, a beautifully reimagined apartment building in the Lower Pacific Heights neighborhood.
Formerly a convalescent home and dental building, this 70’s concrete building was converted into 71 luxury apartments, including four newly developed units on the ground floor with private outdoor terraces. 2130 Post features a modern and gracious lobby, resident lounge with a community kitchen and dining area, a fitness center and a landscaped rear yard with a BBQ area for the residents, among other state-of-the-art amenities and upgrades.
Existing units on the upper floors were reconfigured to provide open plan kitchens, updated baths, in-unit washer/dryers and substantial natural light and ventilation. Underutilized interior areas were creatively reconfigured to include walk-in closets, larger bedrooms and living space responding to the target market while increasing building efficiency and rentable area.
On the ground floor, low, lay-in acoustical tile ceilings were removed and utilities rerouted to dramatically increase ceiling height. Concrete and brick in-fill panels and ventilation louvers were replaced with floor to ceiling glass and aluminum windows and doors to increase natural light and transform previously unusable areas into fully functional and desirable amenity spaces. A redesigned all-glass entry, new lobby, mail room, community room, fitness center, bike storage and repair, remote work center with WiFi and outdoor garden were created.
Materials were replaced with FSC certified wood, low-VOC paints, fully recyclable rubber floors and CRI Green Label Plus Carpeting. A crisp palette of wood, glass, black anodized aluminum and locally sourced engineered stone completes the transformation.
